Savills has advised landlord Clydebuilt II Limited Partnership (CLP II), a joint venture between Ediston and Strathclyde Pension Fund on a leasing deal that will see Chopstix open a flagship restaurant at 203 Argyle Street in Glasgow, a location famously known as ‘Four Corners’.

Leading Chinese-inspired QSR brand Chopstix has signed a 15-year lease over the basement, ground and three upper floors, totalling 5,985 sq ft. This restaurant will be Chopstix’s fifth in Glasgow, joining existing locations in Sauchiehall Steet, St Enoch Square, Braehead and Silverburn.

CLP II is investing significantly in the property, replacing the original 1960’s cladding, along with other upgrades and improvements, to create a building more befitting of its prominent city centre location.

The deal follows the recent trend of food and beverage openings in Glasgow City Centre. Research by Savills shows that there were 38 new openings in Glasgow city centre in 2025, totalling 87,000 sq ft of accommodation the highest volume since 2018. A quarter of the transactions involved national or international brands, compared to only 10% in 2024.

Following a strategic investment in the brand from leading European quick-service restaurant platform QSRP in October 2024, Chopstix has set out to accelerate growth across the UK and Europe. Partnerships with trusted businesses, such as Savills, are viewed as critical in achieving its ambitious expansion plans, as the brand targets high-traffic sites such as Argyle Street that benefit from substantial consumer spending.

Stuart Moncur, head of national retail at Savills, comments: “This is the third Chopstix restaurant in Glasgow city centre and adds to the growth of Argyle Street as a leisure destination. The city has a large catchment population and a diverse demographic, including a strong student population, making it an ideal location for food and beverage operators.”

Julie Edwin, Director of Asset Management at Ediston added: “Securing this letting is another important milestone for our asset and reflects the continued demand for well-located city centre space. Alongside welcoming a strong new occupier to the building, the comprehensive recladding works will significantly enhance the appearance and presence of the property, delivering a more contemporary finish that will rejuvenate this prominent corner block and reinforce its long-term appeal within the city centre.”

Sam Shaw, Head of Property, Chopstix, added: “Glasgow has always been a fantastic city for Chopstix, and we are thrilled to be strengthening our presence here with this new flagship site. The Argyle Street location benefits from a massive catchment area and a vibrant, diverse demographic that aligns perfectly with our brand. We’ve seen incredible demand at Sauchiehall Street and St Enoch Square, and we can’t wait to open our doors on the ‘Four Corners’ to serve even more of the city’s residents, students, and visitors. Thank you to all parties that helped to secure such a remarkable location, this is a real milestone in the growth trajectory of Chopstix.”
