Middletons, a long-established neighbourhood pub on Edinburgh’s Easter Road, has been acquired by experienced private operators for an undisclosed sum. The transaction for the community-focused venue, situated close to Hibernian FC’s Easter Road Stadium, was managed by specialist property adviser Christie & Co on behalf of the seller, Greene King.
The sale was conducted through an off-market process, which typically involves an agent directly approaching a curated list of potential buyers rather than a public listing. This approach can facilitate discretion and a quicker transaction, appealing to both sellers and motivated investors.
Greene King, a prominent British pub and brewing company, operates a portfolio exceeding 2,700 pubs, restaurants, and hotels across the UK. The company, acquired by CK Asset Holdings in 2019, manages various brands and also offers pubs for lease and franchise.
Middletons benefits from its position on Easter Road, a thoroughfare in Edinburgh that has seen development as a hospitality and residential area. The location draws an established customer base and substantial passing footfall. Proximity to Hibernian FC’s stadium provides a natural increase in custom on matchdays and during other major events, with sports venues often generating additional spending for nearby food and accommodation businesses.
