DM Hall & Watermans bring Arran restaurant business with modern detached two-bedroom owners’ cottage to market at offers over £475,000

12/04/2023
Stags Pavilion

STAGS Pavilion, a well-run and fully fitted restaurant business in one of the most scenically attractive spots on the Isle of Arran, together with a modern, two-bedroom owners’ cottage and a two-bedroom static caravan, have been brought to the market by joint agents Watermans and DM Hall, one of Scotland’s largest independent firms of chartered surveyors, at offers over £475,000.

Located in Lochranza, an exceptionally picturesque village in the north of the island and sheltered by the surrounding hills, the location’s focal point is Lochranza Castle, which sits on a shingle spit.

On the southern side of the loch, other attractions include the Isle of Arran Distillery, which began production in 1995, the large population of red deer, golden eagles, seals and otters and an 18-hole golf course.

Stags Pavilion was built between the wars, originally as a golf clubhouse, before being converted into a restaurant some years later. It is currently run by Italian chef Rino and his wife Valerie and has varied opening hours throughout the summer and winter seasons, though closed in February and March.

The property has the potential to be run as a coffee shop during the day and a restaurant at night, with the possibility of being open 6/7 days a week. There is also potential for a takeaway service and a small shop within the premises. Opposite is the Lochranza Campsite and a ferry port.

The generously sized and well-presented Stags Cottage, built in 2021, has mature private gardens, with the two-bedroom property offering ideal owners accommodation and the neighbouring two bedroom static caravan ideal for those working in the restaurant or as a holiday letting opportunity.

The village of Lochranza, population 200, has an active local community, post office, surgery and the ‘Stag’s’ restaurant, which is renowned for excellent food. Primary schooling is available at the nearby village of Pirnmill, with secondary schooling in Lamlash.

Anthony Zdanowicz, a commercial property Associate based in the Ayr office of DM Hall, who is overseeing the sale, said: “this is an incredibly exciting, unique opportunity to purchase this established restaurant with the added advantage of a newly built detached cottage and a caravan.

“The restaurant provides an opportunity for the new owner to grow an already established business, with the two-bedroom cottage and extra caravan accommodation offering potential owner’s accommodation or a prime letting opportunity.

“Our clients are seeking offers over £475,000 and anyone interested in finding our more should contact me, Anthony.Zdanowicz@dmhall.co.uk or on 01292 268055.”

DM Hall has 24 offices throughout Scotland and more than 230 members of staff.
